How much do estate agent boards cost in Northern Ireland?

Agents ask us for a price per board and it is almost always the wrong question. Very few agencies buy boards the way they buy stationery. What they actually buy is a service: a board goes up when a property is listed, a Sold slip goes on when it sells, and the whole thing disappears when the sale completes. The board is the cheapest part of that.

What actually drives the cost

• Material. Correx is the standard for residential boards and is the cheapest per unit. Foamex and aluminium composite last far longer and are used for commercial and premium listings.
• How many times the board moves. Erect, change to Sold, and remove is three visits to the same address. That labour, not the board, is the majority of the cost.
• Where the property is. A board on an established van route costs less to service than one an hour outside it, because the visit is shared across other calls.
• Volume. An agency listing forty properties a month is buying a different thing to one listing four, and should be priced differently.
• Reuse. Boards that come back in good condition go back into stock and get used again. That is why removal matters commercially and not just for tidiness.

The number worth comparing

Ask any supplier for the cost per property listed, all in, including erect, slip and removal. That single number is comparable between suppliers. A headline board price is not, because it hides where the labour sits.

The cheapest quote is not always the cheapest service

We have deliberately not chased the bottom of this market. A board that sits outside a sold property for three months because nobody came to lift it is not cheap: it is an advert telling the street that the agency does not follow through. Ask what the removal turnaround actually is, and ask what happens when it slips.
